New Housing Plans Could Shape Ibiza’s Future

The Balearic Government has announced new planning measures that could allow the construction of affordable housing on carefully selected transition areas between existing urban centres and certain rustic land.

The aim is to help tackle Ibiza’s housing shortage by creating more homes for local residents while limiting urban sprawl. In municipalities such as Santa Eulària, proposals include 100% protected-price housing, with at least half of the homes designated for long-term rental.

It’s important to note that this does not mean Ibiza’s rustic land is being opened up for general development. The proposals apply only to specific areas identified by local councils, while the island’s strict planning protections remain in place for the vast majority of rural land.

The announcement has generated plenty of discussion. Supporters believe it is a necessary step to provide housing for teachers, healthcare workers and other essential staff, while others stress the importance of protecting Ibiza’s unique landscape.

At Villa Contact, we believe finding the right balance between preserving the island’s natural beauty and providing homes for the local community is essential for Ibiza’s long-term future.

If you have any questions about how these proposed planning changes could affect your property or a future purchase, our team would be delighted to help.
